REAL ESTATE DUE DILIGENCE - CONSTRUCTION MONITORING
On site construction monitoring is provided upon client request. The project is reviewed for conformance with the plans, adherence to schedule, environmental compliance, and overall completeness. GEB HiRise provides the following services during construction: • Regular periodic site observations with associated report to monitor compliance with the contract documents, including representative color photos • Construction and disbursement tracking following the convenient and easy to read AIA format which includes percentage of completed work, retainage, equity and remaining funds • Subcontractor oversight including status of buyouts and contracts • Change order and contingency tracking and analysis • Borrowers and/or contractor's requisition for payment review • Lien Waiver tracking • Testing and Sign off tracking
